What to Expect — From Booking to Delivery

Book Your Session  Confirm your date, time, and property address. Confirm the scope of services. Calendar holds are issued promptly — your slot is secured the moment paperwork is complete. We cover within 30 miles of the 19352 area code, Middletown and surrounding area. Travel outside of 50 miles of the 19352 area code is subject to a travel surcharge, standard gov't travel expense guidelines apply.

Prepare the Property  You'll receive a concise pre-shoot checklist: lights on throughout, clutter cleared from surfaces, cars moved from the driveway, and landscaping touched up. A prepared property translates directly into faster editing and better images. 

Day of the Shoot  photographer arrives at scheduled time, most sessions complete in 90–120 minutes. The property is left exactly as it was found. 

Post-Processing  Full HDR blending, sky replacement, color grading, and Photoshop retouching are applied to every image. The Zillow 360° walkthrough is processed and queued for direct upload. No shortcuts, no outsourcing!

You List, We Support  Need an image swapped, a file resized, or a question answered after delivery? Lenny Rogers Photography offers responsive post-delivery support — because the relationship does not end when the gallery lands in your inbox. 

Gallery Delivery  Your private branded gallery link arrives via email, typically within 24 hours of the session, images are ready for MLS upload immediately upon receipt. 

Licensing & Usage Rights

Lenny Rogers Photography retains copyright of all images and media produced. Upon full payment, clients receive a perpetual, non-exclusive license for the following uses:

  • MLS submissions and syndication 
  • Print and digital marketing materials 
  • Social media and email campaigns 
  • Personal and business promotional use 

The license does not include resale of images, sublicensing to third parties, stock library submissions, or any use not directly related to the represented property or agent's personal brand. Need extended or commercial licensing? Contact us directly for a custom agreement.
